It matters because the two halves of this community carry different developers, different sales channels, and a membership structure that is priced separately from the real estate itself. Discovery Land Company built the private club side. Auberge Resorts Collection operates the other side. Chileno Bay Resort & Residences sits on 23 acres within that same master plan, with 95 hotel rooms and 61 villas available for whole ownership. It is a five-star hospitality operation layered inside a private residential community, and it functions under its own sales structure and its own rules.

The two sit behind the same entrance and share the same beach, but they are not one listing category. A buyer working only from portal photos of pools and ocean views has no way to tell which side they're looking at, and the difference changes what a purchase actually includes.

A club-focused publication put the initiation fee as high as $500,000 to $1 million, explicitly labeling that figure a rumor. Private clubs like this one do not publish a rate card. Pricing moves through direct conversations with the on-site team, which means the number you find on a general aggregator may be years out of date or simply wrong. The Auberge Side Has Its Own Catch

Buyers who choose the Auberge-managed villas instead of a master-plan homesite are not automatically safer from confusion. According to current information from a Los Cabos brokerage active in the community, not every condominium or villa within Chileno Bay Resort and Residences carries an opportunity for club membership at all. Owning an Auberge villa gets you five-star hospitality, spa access, dining, and the option to place the property into Auberge's managed rental program when you are not in residence. It does not guarantee a path onto the golf courses or into the club's beach facilities. Whether a specific unit carries that opportunity depends on which villa you are buying, and that detail has to be confirmed unit by unit before you sign anything.

This is the friction that catches people off guard. The word "Chileno Bay" appears on both products, the marketing photography looks identical, and the emotional pitch, oceanfront living behind one of Cabo's most exclusive gates, is the same for both. The legal and financial reality underneath is not.

Nine Sections, Not One Neighborhood

Beach Casitas sit closest to the sand, running from roughly 2,700 to 4,400 square feet with private pools. Hacienda Villas draw on colonial Mexican design for single-level family living. Ridge Estates and South Coast carry the largest footprints, with some estates topping 13,000 square feet, aimed at buyers building a legacy property rather than a lock-and-leave second home. Park Haciendas run five bedrooms and 5,000 or more square feet. At the top sits Chileno Point, limited to 18 custom home sites on the bluffs where the original Hotel Cabo San Lucas once stood, a property built by California businessman William "Bud" Parr and once frequented by Bing Crosby, John Wayne, and Lucille Ball before it was demolished. Discovery Land acquired and relaunched the site in 2015.

None of that history changes the membership math. It does explain why Chileno Point commands the premium it does. Scarcity of location and scarcity of club access are two separate constraints, and buyers need to price both.

Why the Best Inventory Never Hits a Portal

The club side of Chileno Bay does not publicly list its available residences. Inventory updates move through the on-site sales team rather than through the regional MLS, which means a buyer searching general listing sites is seeing a partial picture of what actually exists inside the gate. This is common practice for Discovery Land communities and it is not unique to Chileno Bay, but it means the standard portal-comparison approach that works for condos in San José del Cabo or Cabo San Lucas simply does not surface everything available here.

The Construction That Changes the Math

Two projects underway as of mid-2026 will shift the calculus for anyone comparing membership cost against amenity access. A second beach club, planned as the Glass Beach Club, is under construction alongside the existing one, and a second Tom Fazio-designed golf course is being built to complement the original, with its front nine already playable. Neither project changes today's initiation fee, but both expand the physical amenities that fee is priced against, which is worth factoring into any long-term ownership decision rather than treating the current dues structure as static.
